Property Investment Information

A considered, transparent approach to property investment

On my journey in personal investments in property, I have worked with many different estate agents, landlords, tenants and contractors. All of these cover a huge area of property investment, and knowing the correct people and sources can save thousands during one investment. It is paramount that figures are covered as accurately as possible, as well as the many aspects of an investment. An aspect of my investing approach is that I like to be cautious but also strict with estimated figures.

Below are some of our investments and estimated figures. These properties are now valued more today and are a good example of how property historically has appreciated over time. I have always found that transparency is a key asset of mine and, when giving advice to somebody on investing, we try to cover every aspect and go over any figures and potential unforeseen expenditures. This is why we enjoy working long-term relationships with clients and keeping information relevant and present to ensure value is always at the forefront of our services.

A practical introduction

About Property Investment

Investing in bricks and mortar can appeal to people looking to put money into property. Compared with stocks and shares, property can offer a more hands-on choice and a tangible asset, but it also brings costs, responsibilities and risks. The right approach depends on your goals, circumstances and appetite for involvement.

Why invest in property?

There are different ways to invest. A hands-off investor may want a property to hold over time and generate rental income. A more active investor might take on refurbishment work, project-manage it, or manage the property themselves. These options can be considered around an investor's needs.

Investors may choose to improve a property and hold it as a longer-term investment. Property values and rental income can go down as well as up, and neither growth nor a particular return is guaranteed.

How we work with investors

We can look for and secure properties tailored to your requirements, including locations such as town centres, areas near major transport links and places with rental demand. Our approach is to be cautious with estimates, discuss the figures and potential unforeseen costs, and keep communication transparent from the first enquiry through the project.

Our personal experience working with estate agents, landlords, tenants and contractors helps us coordinate property sourcing and refurbishment support. You can discuss whether you prefer a more hands-off or more active role.

Investment type

Buy-to-let property

Buy-to-let can combine rental income with the possibility of long-term capital growth. Before committing, consider the purchase and refurbishment costs, finance, ongoing maintenance, letting costs, periods without a tenant, tax and the possibility that values or rents may change.

We focus on St Helens and the surrounding Northwest, sourcing properties to suit an investor's requirements and considering local rental demand and transport links.

Investment type

Packaged property deals

Packaged deals can involve sourcing properties in need of work, including repossessed or run-down homes, then assessing possible routes such as refurbishment and resale or holding as a rental. Any opportunity needs its own checks and cost estimates; a discount or projected uplift does not guarantee a profit.

We aim to discuss the assumptions behind the figures, likely works and potential unforeseen expenditure so investors can make their own informed decisions.

This page is general information, not financial, tax or legal advice. Property investment carries risk and may not be suitable for everyone. Do your own research and seek independent professional advice before making an investment decision.
